This design is a two story addition
to a city house.
It was owner built, with great savings from using
doorwall
replacement glass for the fixed windows,
and basement sashes as lower
operable windows.
The upper, master bed loft has an
open ceiling,
with halfwall balcony overlooking
the glass wall.
The lower family room, has a brick
paver floor.
It is also well insulated, with
12" in the ceiling,
and 8" in the walls. Note
the insulating shade.
The glass wall has 4x6 posts and beams. The
lower
ceiling is also big beams and
wood.
